Essential Living Pet Policy
Essential Living values the comfort and well-being of all residents, including those with pets. This pet policy outlines the terms and conditions for keeping pets in Essential Living properties. Our aim is to ensure a harmonious living environment for all residents while accommodating responsible pet ownership.
Pet Application and Approval
Pet Permission: No pet is allowed in the property until a Pet Permission Form is completed and approved by Essential Living Management Ltd ("The Manager"). This form must detail the type, breed, and specifics of the pet.
Pet Interview: Prospective tenants with pets must attend a pet interview to assess responsible pet ownership. Information required includes pet’s name, sex, spay/neuter status, length of ownership, previous ownership, vaccination/medical history, and a reference from a previous landlord.
New Pets: A new Pet Permission Form must be submitted and approved for each additional pet.
Acceptable Pets
Permitted Animals: Cats, dogs, select birds, and fish (with a maximum tank size of 50 gallons, subject to prior written approval).
Prohibited Animals: Insects, primates, reptiles, ferrets, rats, rabbits, pigs, endangered species, and any dogs listed under the Dangerous Dogs Act 1991 or animals listed in the Dangerous Wild Animals Act 1976.
Pet Care and Responsibilities
Leashing and Tethering: Pets must be leashed and under supervision outside the apartment. Tethering pets to fixed objects is prohibited.
Feeding: Pets must be fed and given water inside the apartment only. No food or water should be left outside.
Exercise: Dogs must be walked regularly, and pets should not be left alone for more than six hours (up to ten hours with proof of capability).
Hygiene: Pets must be clean, well-groomed, and free from parasites and fleas.
Disturbances and Conduct
Noise: Pets must not disturb neighbours with excessive barking, whining, or howling. "Excessive" is defined as more than ten minutes of continuous noise or five minutes of noise three times a day.
Behaviour: Pets must not cause nuisance or injury to other tenants or damage common areas. Pets must be carried or on a leash in common areas.
Health and Safety
Medical Emergencies: In case of an accident or injury, the Manager has the right to take the pet to a veterinarian at the owner's expense.
Waste Management: Pet owners must immediately clean up after their pets in common areas. Failure to do so will result in a cleaning fee of £15.00 per hour, and repeated violations can lead to revocation of pet permission.
Check-Out Procedures
Cleaning: Upon moving out, tenants must ensure the apartment is free from pet hair and odor. Upholstery must be steam cleaned, and the tenant is responsible for de-fleaing, deodorizing, and shampooing.
Liability and Violations
Damage: Tenants are liable for any damage caused by their pets, including cleaning and repairs. If damage cannot be satisfactorily cleaned or repaired, replacement costs must be covered by the tenant.
Injuries: Pet owners are strictly liable for injuries caused by their pets to other persons or property. This includes all litigation and legal fees.
Violations: If any rules are violated, the Manager may require immediate removal of the pet. Persistent issues can lead to eviction and recovery of damages.
Multiple Tenants
Joint Responsibility: All tenants on the lease must sign the pet permission form and are jointly and severally liable for compliance with the pet policy.
Data Protection
Data Usage: Information collected through the Pet Permission Form is used to process and manage pet permissions and will be retained only as necessary for the duration of the tenancy or other statutory requirements. For more information, contact a member of the tenants’ team.
